Vail Valley Real Estate Market Report – June, 2021

According to Land Title Guarantee Company in Vail:

June proved to be a standout month with more than $350M in dollar volume. This is the highest monthly dollar volume we have seen so far in 2021.

Overall, Eagle County real estate finishes the first half of 2021 with nearly $1.8B in total dollar volume. This volume is more than double that of last year’s record-setting year. So far in 2021, there have been 1,352 transactions – this is twice what we saw last year at this time.

In terms of transactions, Eagle and Gypsum took the lead, accounting for 35% of all transactions with 52 and 55 sales respectively. Avon also had a busy month with 23 sales, Cordillera had 19 and Beaver Creek had 18. Local buyers account for 46% of all transactions this year, with the majority being in the $500k – $1M price range.

The highest priced sale in June was at the Vail Mountain Lodge, which sold for $11.3M, while the highest PPSF was at Manor Vail which closed at $3,148 per foot. These values help increase the overall PPSF throughout Eagle County with an average increase of 12% for all single family homes. You can see the full breakdown on page 13 of the report linked below.
