Eagle County Real Estate Starting 2022 Strong
Looking at the first 2 months, the total dollar volume is up 30% over last year’s record-setting year with the number of transactions down 10%.
Home prices continue to climb as the average price year-to-date surpasses $2M with 11 sales in February selling for more than $5M. The highest was a single-family home in Bachelor Gulch with a sales price of $11.5M. Altus Vail had the highest PPSF at $2,786. There was also an apartment complex in Edwards on 60 acres of land that had a final sale price of $81.85M. These large sales produced the highest dollar volume month ever in the month of February with more than $347M in sales.
The only other area in Eagle County with double-digit sales in February was Avon with 14 transactions averaging $1.8M. Arrowhead and Cordillera each had 8 sales totaling $28M and $21M, respectively.
Out-of-state buyers continue to purchase real estate in Eagle County, accounting for more than 1/3 of all transactions this year. There have been more buyers from Florida than any other state. You can see the full breakdown on page 17.
