The Vail Valley is a 40-mile mountainous stretch along Interstate 70 in Eagle County, Colorado. The year-round population of the Vail Valley is around 40,000 people among a couple dozen communities. Each neighborhood and town has a unique appeal and diverse real estate. There are no passes between the communities, making traveling and commuting generally easy.

We put together this guide to give you a local perspective on each community. We’ll start in the westernmost town and move our way east.

Gypsum / Dotsero

Gypsum and Dotsero are neighboring towns around 35 miles west of Vail. The two communities have a number of working ranches and mines, and the town of Gypsum is named for the mineral found in the area. Gypsum is growing quickly and the town has implemented a new master plan focused on improving the town’s economy and quality of life.

Gypsum is home to the Eagle County Regional Airport, as well as a Costco, a distillery and a brewery, the Gypsum Creek Golf Club, a new rec center — and more amenities are being developed frequently.

Eagle / Eagle Ranch

Eagle, Colorado is an outdoor enthusiast’s paradise. With some of the state’s best singletrack mountain biking and year round fly fishing, access to skiing is just an added benefit. Eagle is a great town for families, as it has many public parks, ball fields, tennis courts, pool and ice skating rink, BMX park, a disc golf course and more. There is access to big game hunting and a backcountry hut system in addition to a Pro Rodeo arena and fairgrounds.

While Eagle is certainly a mountain town, it still has a range of urban amenities — breweries, coffee shops, yoga and pilates, spas, shops and grocers, bowling and a movie theater. From pizza to sushi, there are abundant and diverse dining options sure to please every palate. Eagle Ranch is a planned community in Eagle, Colorado and is home to the Eagle Ranch Golf Club, an 18-hole Arnold Palmer Signature Design public course. Bellyache Ridge / Wolcott / Red Sky

Wolcott, Colorado is a census-designated place known for dude ranches and access to recreational activities. Bellyache Ridge, atop Bellyache Mountain just a few miles from Wolcott, is a tightknit community. Red Sky Ranch and Golf Club, also a few acres from Wolcott, is a private membership club with two championship golf courses. There are two restaurants, one in each of the clubhouses, in addition to a pool, clay tennis courts, fitness center, pro shop and more.

If you love golf and being “away from it all,” the unincorporated community of Cordillera, Colorado is the right place for you. There are three communities within Cordillera — The Divide (known for European architecture and the Dave Pelz short course), The Ranch (known for Colorado ranch architecture and the Hale Irwin Mountain Golf Course), and The Summit (known for high mountain architecture and the Jack Nicklaus Summit Golf Course). There is also the Valley Course, which was designed by Tom Fazio and faces south for a longer season.

Edwards / Homestead / Singletree / Lake Creek / Arrowhead

Edwards, Colorado is a vibrant Western town located only several miles west of Beaver Creek Ski Resort. The downtown is modern and known as Riverwalk, as it is along the Eagle River. Search Eagle homes for sale >

Homestead, on the southside of Edwards, has just over 800 residences composed of private homes, townhomes and condos. The Homestead Court Club is the center of the development and offers indoor and outdoor tennis, a fitness center, a pool, childcare and kids programs. Find homes in Homestead >

Singletree, on the northside of Edwards, is a most family-oriented community and has around 1000 homes. The community has sports fields, a playground, a community center with exercise room, and hiking trails. The Sonnenalp Golf Club in Singletree has an 18-hole golf course designed by Tom Weiskopf, swimming pools, fitness center, restaurant, cafe and juice bar. Find homes in Singletree >

Arrowhead is the closest community in Edwards to Beaver Creek Ski Resort. In fact, Arrowhead residents can take the Arrowhead ski lift to both Beaver Creek. Avon / Mountain Star / EagleVail

Avon is a centralized, year-round community just a few miles north of Beaver Creek. While it has easy access to both Beaver Creek and Vail, Avon has its own attractions as well — the 48-acre Harry A. Nottingham Park has a lake and beach, athletic fields and courts, a playground, grills and more.

Just north of Avon is Mountain Star, a gated community capped at 90 lots. The extremely private and safe community has trails for hiking and biking, as well as “Ranch Central,” a gathering place for homeowners and their guests. Find a home in Mountain Star >

Eagle-Vail, Colorado is located one mile east of Beaver Creek and five miles west of Vail. Local amenities include a golf club, outdoor swimming pool, tennis/pickleball and basketball courts, community garden and a variety of local businesses. Beaver Creek / Bachelor Gulch

Beaver Creek Village, just south of Avon, is home to Beaver Creek Resort, owned by Vail Resorts. Every year, Beaver Creek hosts the Birds of Prey downhill course, part of the FIS Alpine World Cup.

In addition to the ski resort, Beaver Creek boasts the Vilar Performing Arts Center (which brings numerous big name artists and performers) and top-rated restaurants. Bachelor Gulch serves as a second base village to Beaver Creek Resort. The entire community is on the mountain and ski-in ski-out. It centers around the Ritz-Carlton hotel and private club, which is available to members. Find a home in Bachelor Gulch >

Vail Village / Lionshead Village

Vail Mountain Resort has two main base areas: Vail Village and Lionshead Village. Both are certainly ski-centric but summer activities and recreation are just steps away. Biking, whitewater rafting, fly-fishing, horseback riding, zip-lining, hiking and more are all easily accessible.

Vail Village is serviced by Gondola One and has shopping and world-class dining, including Matsuhisa Vail. Lionshead Village, is a short walk (approximately one mile) or free bus ride west of Vail Village. It is serviced by the Eagle Bahn gondola and Chair 8.

Vail Golf Course / Booth Creek / East Vail

Travel just out of the heart of Vail and you’ll reach three distinct year-round communities. The first is a spectacular community on the Vail Golf Course. The course is stunning, and Vail’s high altitude allows golf balls to travel through the air 10 percent further than at sea level. However, the appeal of the golf course isn’t just in summertime — in the winter, it is open for snowshoeing and groomed for cross-country skiing.

Booth Creek is located just north of Vail and is south-facing and sunny. Residents of Booth Creek avoid the crowds of Vail Village but still have access to the public transportation system. The neighborhood is walking distance to the Vail Mountain School, a well regarded prep school. Booth Creek allows easy access to outdoor recreation, including popular hikes to the 60-foot Booth Falls and the alpine Booth Lake. Explore homes in Booth Creek >

East Vail is just a few miles from Vail Village at the base of Vail Pass. It is a residential area that enjoys no thru-traffic while still benefiting from the Vail Valley’s urban amenities. In addition, East Vail has its own market, parks and playgrounds, and the Vail Racquet Club. Minturn is a small town surrounded by the White River National Forest and Holy Cross Wilderness Area. The town is located south of Vail and Beaver Creek on Colorado Hwy. 24 — it’s an approximately 10-minute drive to either town. Originally a railroad town, Minturn now has a picturesque downtown with lots of local businesses and restaurants.

The Little Beach Park and Amphitheater has community grills, a playground, basketball court and access to fishing. Locals love the Minturn Country Club (think steak, not golf) a restaurant where you can help cook your own meat. In the summer, the Minturn Farmers Market is not to miss. Red Cliff

Heading further south on Colorado Hwy. 24 and you’ll reach Red Cliff, an old mining town. Red Cliff is nearly as remote as you can get while still enjoying modern amenities. Year-round residents of Red Cliff love the town for its pristine views, open space, boundless recreational opportunities and rich history.

In the summer, tourists come to spend time in the wilderness, eat at Mango’s Restaurant or stay in the Green Bridge Inn. The area is very undeveloped — a perfect place to build the home of your dreams. Find property in Red Cliff >
