Vail Valley Market Report – May, 2021

Eagle County real estate continues to flourish as we set the all time high for total dollar volume through the first five months of any given year. Total dollar volume reached $1.4B after sales hit an impressive $336M in May; more than 3x that of May last year. Transactions also remain strong with 243 in May, bringing the year to date total to 1,051. These sales are on track to be nearly identical to year end sales and volume in 2020.

As inventory remains low and demand continues to be high, we are starting to see a price category shift of more sales between $1M – $1.5M than those under $500,000. The category with the most sales remains between $500,000 – $1M. You can see the full breakdown on page six of the Market Analysis.
May also had seven sales over $5M, including a new 4,090 square foot Vail Village property that sold for $34M. This equates to $4,090 per square foot.
The mid-valley of Avon and Beaver Creek had the most transactions, outside of Eagle and Gypsum, with 21 and 19 sales respectively. Vail Village had 14 sales and Cordillera had 13 at a median price of $1.75M.
New construction sales continue to remain strong with 16 sales throughout Eagle County, ranging in price from $337,000 in Gypsum to $34M in Vail Village.
